How To Get Your Home Sold Faster & For More Money

The old adage . . . 'you have to spend money to make money' may also apply to getting your home sold for the most money in the least amount of time.  

Have you heard that staged homes sell in 30% less time and for 15% higher prices?  The data and percentages may vary depending on the statistics and surveys you read, but there is no doubt that staged homes do sell faster and for more money.

Do you think only upscale luxury homes benefit from staging, and your ordinary middle-class home would not realize the benefits?  Well, that's not at all true.  If you have a nice home in a good location but your decor, furnishings and room colors are not a 'WOW' for buyers, then your home is a great candidate for staging.  Your 'stuff' may be dragging down the desirability of your home, and a good staging may be all it takes to make your house a 'hot property'.

Here are some things to consider to help your home sell faster and for more money:

1.  Identify who is the likely buyer for your home.  It is a young professional, couple or single person, downsizing baby boomer, or a family with young children and pets? Once the most likely buyer personas are identified, your home can be staged to appeal especially to them.

2.  Remember that just about all potential buyers are going to review your home online first, so the photographs must be appealing.  Your outdated furniture and decor could be giving the wrong impression about the potential of your home and causing buyers to pass you by.

3.  If you make it past the buyers' online review, then many will do a drive-by to check out your curb appeal and the neighborhood.  The exterior of your home should look as good as it can look.  Quick tips:  A freshly painted front door area, manicured landscaping, clean siding and walkways, and a cheery entry with flowers will get you past this hurdle.

 4.  When someone buys a home, they are not just buying a house to live in, they are buying a lifestyle.  Your goal should be to create an environment in your home where potential buyers can picture themselves living.  In order to accomplish that, your personal photos, knick-knacks and many elements of your personal furnishings and decor should be removed.

5.  Your agent and/or professional stager should be contacted early, before you are ready to list your home, so that there is time to make your home as appealing as possible given your budget and time-frame.  Even if you don't have much to invest in making your home the best it can be, there are still many things that can be done to improve the appeal that don't cost a lot of money or take a lot of time.
